April’s Help to Buy reforms will mean a shift in focus for housebuilders. Zoopla research shows that almost half of new homes sold in 2020 below the £600,000 Help to Buy price cap would no longer be eligible for the scheme, under the new price caps being introduced on 1 April 2021.
Alex Rose, Director of New Homes at Zoopla, comments: “Since the launch of HTB Housebuilders have optimised their strategy to meet the appetite for larger new build homes.
“However, with Help to Buy reforms now in place, demand for new homes over the price caps is set to be impacted, and our data shows that housebuilders need to act quickly to target new buyer demographics or to diversify their unit mix in order to maintain sales rates and pricing.”
